Renaissance Square was designed to be resilient: the buildings are built withstand a direct hit by a Category 4 storm through hurricane-rated doors, windows, roofs, and structures. In addition to the resilient design, the new community sets a new standard for community design in Puerto Rico. Renaissance Square also incorporates commercial space.

A public-private partnership between the Puerto Rico Department of Housing (PRDOH), McCormack Baron Salazar, and private investors used public dollars to leverage private equity, resulting in a total investment of $35.5 million. Through this innovative partnership, a vacant affordable housing site has now been transformed into a new, vibrant community in which Puerto Ricans from all income levels can live together and thrive.

Emerald Vista

The Emerald Vista revitalization is a comprehensive transformation of a previously distressed and obsolete public housing site into a resilient, inter-generational, mixed-income community. Since Hurricane Irma and María struck the island in 2017, there has been an acute need in Puerto Rico for high-quality, affordable, resilient housing for all types of families. The Emerald Vista revitalization is working to meet that need.

The 20-acre site in south Caguas includes 238 apartments for families – ranging from one- to four- bedrooms in townhomes and walk-up apartments (Villas at Emerald Vista). There is also a 200- unit apartment building for seniors (Senior Residences at Emerald Vista).

In addition, the new community includes a 6,400 square foot administrative building with a community room with a business area and wi-fi, a fitness room and management space.

The community has integrated health and safety features including an enhanced lighting plan, security-controlled parking, smart keys and smart home security, fitness and walking trails, small playgrounds, a community gathering public-park with a main plaza and multiple gazebos.

In addition to sustainable features like a photovoltaic solar system, Energy Star appliances and fixtures, and solar/wind orientation, the new development is resilient to storm events, including hurricane-resistant construction, emergency power supplies, and a robust resiliency plan.

Emerald Vista is the first multifamily housing development in Puerto Rico to use HUD Federal funds from the Community Development Block Grant for Disaster Recovery (CDBG-DR) Program to help the island recover from 2017 hurricane season. A public/private partnership between the Puerto Rico Department of Housing, McCormack Baron Salazar, and private investors has resulted in over $130 million invested in the effort.

Puerta de Tierra was the first public housing project built in Puerto Rico. Constructed in the 1930s, it was meant to be an example of the best of modernized housing with 8 zig-zagged four-story buildings in a closed campus. Instead, it became an example of the detrimental effects of concentrated poverty. Located in the Old San Juan historic district, Puerta de Tierra became an obstacle to the stabilization and proposed redevelopment of the district and an obstacle to the success of its own families.

In 2014, the Puerto Rico Department of Housing (PRDOH) began to search for a new model for providing housing for Puerto Rico neediest families. McCormack Baron Salazar joined the PRDOH to explore mixed-income, mixed-finance scenarios for the revitalization of Puerta de Tierra.

The new 9-acre community includes 174 new apartments in a mix of one-, two-, and three-bedroom apartments in a 4-story mixed use building, 3-story walk-ups, and 3-story townhouse buildings. The development also includes a management/leasing office of approximately 3,300 square feet, with management space, a community room (with a business center area), and a fitness room. There is also approximately 6,000 square feet of commercial space and a stand-alone maintenance building. Site amenities include landscaping, site lights, site utilities, controlled parking, walking trails, tot lots, and community gardens. The new development preserves and enhances affordable housing options in San Juan, and also connects the Puerta de Tierra community with the broader Bahía Urbana revitalization.
